The subject area is located within the DPU area of the Pećine urban area and has a planning designation of R1-3. According to the DPU, the area is covered by the planning designation R1 - Sports and recreational use - SPORT. According to the DPU, the building plot has a total area of 3,072.0 m², with the largest permitted built-up area of the plot of 2,445.0 m². The largest permitted number of floors is P+1 with a maximum building height limit of 8.0 m in total. CURRENT CONDITION The subject area is essentially a flat plateau approximately 1.5 m above the street on which a sports field has been arranged, namely two tennis courts. In addition to the arranged sports field, the zone also includes a building for sports and catering purposes. On the southwest side, the plot is defined by a street that is approximately 1.5m below the level of the sports field plateau. On the northwest and part of the southeast side, it is defined by a public pedestrian area - public stairs. On the northeast and part of the southeast side, it is defined by a cliff. PLANNED STATE: This conceptual design proposes the construction of the Pećine sports center and an underground garage for a total of 59 parking spaces. The arrangement of the sports area and the arrangement of the stands are planned on the roof of the garage. According to the cartographic representation 4.CONSTRUCTION CONDITIONS, the building plot with the planning designation R1-3 envisages the construction of a P+1 building on the regulatory line with a total floor area of 490.0 m² and a total gross area of 780.0 m². The planned part of the building is planned to accommodate sports and recreational facilities such as a club area, cloakrooms, gym, and catering and business premises. An underground garage is planned in the extension of the building plot with an entrance from Šetalište Street, XIII Division. A sports field with arranged stands is being arranged on the roof of the garage.
