Land Available in Pula, Istria

A total of around 43,000 m2 of land located directly on the sea near Pula, Istria. Approval for the implementation of a tourist project has therefore been granted in compliance with the general conditions set out in the UPU. In the >100 m zone (T2 S+P in the illustration), development in the form of a hotel and additional (apartment) houses is possible. A planned volume of around 120 beds was planned for this zone. The detailed layout of the respective buildings is not prescribed in the UPU. In the T2 K+P zone, around 80 additional beds are planned, although this is a camp designation (without permanent residential buildings). In this area, the construction of high-quality mobile homes without a permanent floor slab would be possible. In the T2-P zone, the construction of the accompanying facilities (pool, pool bar, restaurant, etc.) located directly in front of the central hotel building is planned. As can be seen from the satellite image of the bay below, the property currently consists largely of fallow land (macchia or stone/pebble beach), the southern 10,000 m2 have already been cleared. A development concept (road, electricity, (waste) water) has already been drawn up as part of the UPU, as can be seen from the documents and images available on the municipality's website.
